REGULAR AGENDA OLD BUSINESS: 1. CU03-14 Conditional Use: NEC 91st Avenue and Pinnacle Peak Road Campbell Mercantile, (c/o xxxxxxxxx, 9098 W. Pinnacle Peak Road, Peoria, AZ, 85383, is requesting a Conditional Use Permit to construct and operate a 4,670 square foot automatic car wash on an existing site located at the northeast corner of 91st Avenue and Pinnacle Peak Road. The car wash use (requiring the CUP) is part of a larger renovation to the site which will include a new ground-up retail building, a minor addition to the mercantile building and a relocation/renovation of the gas canopy.
NEW BUSINESS: 2. TA07-01 Text Amendment: Zoning Ordinance The City of Peoria Community Development Department is requesting amendments to the following Articles of the Peoria Zoning Ordinance in order to clarify language and make minor amendments to existing standards: Article 14-2 (Definitions), Article 14-6 (Multi-Family Residential District), Article 14-9 (Non-Residential Districts), 14‑23‑3 (Parking And Loading Requirements), Article 14-35 (Landscape Requirements), Article 14-39 (Administrative Procedures), Article 14-42 (Old Town Mixed-Use Districts)
3. TA07-05 Text Amendment: Zoning Ordinance Article 14-23 Gray Greiner of Primrose Schools, 3660 Cedarcrest Rd, Acworth, GA, 30101 is requesting an amendment to Article 14-23 (Parking and Loading Requirements) to remove the requirement for a drop-off lane for child care facilities:
