Introduction to Planned Developments A majority of Peoria’s growth in the next 10 years will occur in large planned developments that have been approved by the City, primarily located in the undeveloped northern sections of the City. Much of the expected growth will happen within master planned communities, which represents a change from the typical subdivision development that historically occurred within Peoria. The types of homes being built are changing as the City grows north, as well. Typically, the new developments will contain larger, higher value homes that differ from the more traditional middle class, suburban image that Peoria has projected in the past. The following maps display the developments that are known and are in various stages of the entitlement and development processes.
